Bank of Canada Raises Rates to 2.50%: What It Means for Kamloops Home Buyers

by SCOTT ARSENAULT

Big news for anyone shopping for a home in Kamloops! On October 28, the Bank of Canada raised its overnight rate by 0.25 percentage points, moving it from 2.25% to 2.50%. This is the first increase in a long while, and the Bank made it clear that more could be on the way.

So what does that mean for you as a buyer here in Kamloops and the BC Interior? Let's break it down.

Why Did Rates Go Up?

Inflation has been running hotter than the Bank of Canada wants, sitting near 3% since spring and hitting 3.1% in September, mostly because of higher energy and gas prices. Raising rates is the Bank's way of cooling things down before higher prices spread to everything else. The next rate announcement is December 9, 2026, and the Bank says it will "proceed carefully."

What It Means for Your Monthly Payment

A quarter point might sound small, but it adds up. Here's a simple example. On a $400,000 mortgage with a 25 year amortization, moving from 4.50% to 4.75% raises your monthly payment by about $56. That works out to roughly $670 a year.

That's not a reason to panic, but it is a reason to plan. Variable rate borrowers will feel this change right away. Fixed rates follow the bond market, so they can move up quickly when the market expects more increases.

Your Best Move Right Now: Lock In a Rate Hold

This is the single most important step for buyers this fall. Most lenders will hold a rate for you for up to 120 days once you're preapproved. If rates rise again in December, you keep your lower rate. If rates drop, a good mortgage professional can usually get you the better rate.

Already preapproved? Check when your rate hold expires. If it runs out soon, now is the time to talk to your lender.

Why Kamloops Buyers Still Have the Advantage

Here's the good news. The Kamloops market is balanced right now, and sales eased through September heading into the winter season. That means:

  • More negotiating power. Fewer bidding wars mean more room to talk price, conditions and closing dates.
  • Less competition. Many buyers wait for spring, so the ones shopping now have more choice.
  • Time to do it right. You can book inspections and do your homework without being rushed.

Waiting on the sidelines for perfect rates can backfire. If rates keep climbing and spring brings more buyers back, you could pay more and face more competition.

Should You Buy Now or Wait?

Every situation is different, and the right answer depends on your budget, timeline and goals. What I can tell you is that a balanced market plus a locked in rate is a powerful combination for buyers who are ready to move.
